Wakefield community rehabilitation services takes out 17 year lease on city property

A new 17 year lease has been agree to house Wakefield community rehabilitation services in a city centre property.

London & Scottish Property Investment Management, the asset manager for Regional REIT, has negotiated a new 17-year lease agreement with the government for the provision of a probation services office at 1 Burgage Square, Merchant Gate, Wakefield - near to Westgate railway station.

The building will continue to be tenanted by the West Yorkshire Community Rehabilitation Company, which supervises adults who have been released from prison on licence or sentenced by the court to a community order or a suspended sentence order.

Under the terms of the new agreement, the Secretary of State for Housing Communities and Local Government will take on the tenancy agreement on behalf of the Crown, but will grant a licence for West Yorkshire CRC to use the building.

Steven Griffiths, Head of Asset Management at London & Scottish said: “West Yorkshire CRC provides important services to Wakefield and the surrounding communities. Given the impact of Coronavirus on most organisations’ ability to plan for the future, we are delighted to have secured such long-term government commitment to the town.”

The lease covers the ground floor reception along with first and second floor offices, extending to 17,629 sq ft, and runs until January 31, 2037. There is a break option in February 2032.
