Plans approved for 46 new homes on former Warburtons Bakery site

Juno Strategic Land last yer submitted plans to Wakefield Council to construct 46 new homes on the site of the former Warburtons Bakery off Alverthorpe Road.

Under the plans, 18 two bedroom flats and 25 two bed townhouses will be built, as well as three townhouses with three brdrooms. Fourteen of these properties will fall into the "affordable housing" category.

Alongside the properties, the site will include 106 parking spaces and associated facilities including bin stores and bike shelters.

Three objections were raised to the plans, which were first submitted in June of last year, with one objector arguing that the plans would have a "definite negative effect on the area".

Approving the plans, Corporate Director for Regeneration and Economic Growth Tom Stannard noted that the site is on a flood warning area, and advised developers that they would "strongly recommend" seeking guidance on appropriate flood defences.

In a report, the council's planning department noted: "Officers conclude that the site is in a sustainable location with good connections to the city centre and public transport, and is a brownfield (former industrial) site for which there is national and local policy support in principle for regeneration and re-use.

"Officers are satisfied that the proposal would provide an appropriate housing mix and density, provide policy compliant affordable housing, and would be appropriately designed to secure an acceptable amenity for future residents whilst protecting the amenity of existing residential properties which adjoin the site.

"The scale, layout, appearance and impacts of the development are considered to be acceptable."
